Under the kitchen sink is the usual place. Turn it clockwise until it stops. Other places: a hall cupboard, under the stairs, a bathroom boxing, the garage, or by the front door in a flat. Thames Water has a guide to the inside stop valve.
- 2
Electrics off at the mains if water is near them.
- 3
Then open the taps, cold and hot, to drain the pipes and take the pressure off the leak. Heating off first.

Stopcock won't turn
Don't force it with a wrench or pliers. An old stop tap that hasn't moved in years can shear, and then the leak is at the stopcock. Two things to try while you're on the phone to us: the small isolation valves on the pipes to the leaking tap or appliance (a slot you turn a quarter turn with a coin), and the outside stop valve at the boundary, usually under a small cover in the pavement or front garden. Thames Water has a guide to the outside stop valve. If neither works, we come and isolate it.
No water at all
Check next door first. If your neighbours have no water either, it's the supply, not your plumbing. Check Thames Water's live incidents page and report it there. We can't fix a Thames Water outage and we won't send anyone for one.
Only you. A stopcock that's closed itself, a frozen pipe in winter, a failed ballvalve on a tank, or a burst somewhere you can't see. That's a night visit if you need water tonight, or a daytime job if you can wait. We'll tell you which on the phone.
Whose pipe is it?
Inside the home and the supply pipe from the boundary in: yours, or your landlord's if you rent. The communication pipe and the main under the road: Thames Water's. Flats often share a supply pipe, and the shared part is a joint responsibility between the flats.
What NightPlumber does tonight
A named plumber comes with an isolation kit. We find the leak, isolate it at the nearest working valve, cap or fit a temporary repair where the pipe is accessible, and free or replace a seized stopcock where that can be done tonight so you have control of your own water. We photograph it and you get a short report by 8am. Anything beyond making safe is a fixed price you approve on your phone, or don't.
Price
Tonight's visit: £199 before midnight, £249 after. Callout inc VAT, paid before the plumber arrives. Work is quoted before it starts and paid on top. If your booking crosses midnight, you pay the lower price. What's included
What we do at night, and what we don't
Tonight (8pm–8am)
Burst pipes and leaks. Blocked toilets, sinks and internal drains. Overflows and ball valves. Stopcocks that won't turn. No water. We find it, quote the fix on your phone, and with your yes stop the water and make safe. Callout first, work priced before it starts.
Tomorrow (quoted tonight, done by day)
Repairs beyond making safe: replacing the pipe, the tap, the cistern, the flexi. We photograph it, quote a fixed price on your phone, and you decide in daylight. Get a second opinion if you like.
Never at night
Gas and boilers. If you have no hot water or heating, we make the plumbing safe tonight and book a Gas Safe registered engineer for 8am. We never work on gas. External drain jetting. Anything outside E1, E2, E3, E8, E9 and E14.
