What a night visit costs
Before midnight
8pm–11:59pm
£199
callout inc VAT
After midnight
Midnight–8am
£249
callout inc VAT
The callout covers the plumber coming to you tonight and finding the problem. VAT, travel, parking and ULEZ are in it. No hourly clock, no admin fee. Any work after that is a fixed price on your phone before it starts, paid on top.
A night make-safe visit in E1, E2, E3, E8, E9 or E14 has a callout of £199 from 8pm to midnight or £249 from midnight to 8am, inc VAT, paid before the plumber arrives. Work is quoted and paid on top.
Your callout is locked before anyone is sent
Your callout is locked when you book, and you pay it before the plumber arrives. If your booking crosses midnight while you wait, you pay the lower price. Nobody resets the price at the door.
The hold has an expiry time and we show it. If it expires, the plumber is released and you are not charged.
Included in the callout
- •Travel to your door, parking and ULEZ.
- •The plumber finds the problem and tells you what it needs.
- •VAT.
Not included, and how it's priced
- •Stopping the water, making safe, repairs and parts: a fixed price on your phone before we start, paid on top. Photos and a report by 8am come with any work. Parts at the price on the receipt, which we photograph. Nothing happens without your yes. The default is not to continue.
- •Gas and boilers: never at night. We make safe and book a Gas Safe registered engineer for 8am.
- •External drain jetting: never at night.
- •Destructive access (opening walls or floors), leak detection kit, and anything outside E1, E2, E3, E8, E9 and E14.
- •A permanent repair is not promised tonight. The visit is to stop the water and make the home safe until it can be fixed properly.
What a 1am plumber usually costs in London
After midnight, London's large round-the-clock firms charge a one-hour minimum of £240–£294 inc VAT before parts (published rate cards, 25/09/2026). Most of them advertise the hourly rate without VAT, and several add a materials mark-up or an admin fee on top. Four of the five most-visible local firms in E1–E14 publish no price at all.
Our after-midnight callout is £249 inc VAT, written down before anyone is sent, and every bit of work after that is priced before it starts.
How you pay
You pay the callout on your phone before the plumber arrives. Any agreed work is paid the same way, on your phone, once it is quoted and you say yes. Card only, on a secure payment page. No cash. No card machine at the door. No bank transfer to anyone's personal account. If a plumber asks you for money at the door, don't pay.
Cancel before the plumber sets off: full refund. Cancel after they set off but before they arrive: we keep the lower of £59 or our documented direct cost, and refund the rest. If we miss the arrival window we gave you, you choose: a full refund before attendance, or the revised window and a £25 credit. Refunds go back to the original card within one business day of being agreed. Your bank's settlement time is separate.
No admin fee, ever
No admin fee. No booking fee. No processing fee. No "night rate" added on the invoice. No parking or congestion line added later. The total you accept is the total on your receipt, unless you approve more work on your phone first.
What we do at night, and what we don't
Tonight (8pm–8am)
Burst pipes and leaks. Blocked toilets, sinks and internal drains. Overflows and ball valves. Stopcocks that won't turn. No water. We find it, quote the fix on your phone, and with your yes stop the water and make safe. Callout first, work priced before it starts.
Tomorrow (quoted tonight, done by day)
Repairs beyond making safe: replacing the pipe, the tap, the cistern, the flexi. We photograph it, quote a fixed price on your phone, and you decide in daylight. Get a second opinion if you like.
Never at night
Gas and boilers. If you have no hot water or heating, we make the plumbing safe tonight and book a Gas Safe registered engineer for 8am. We never work on gas. External drain jetting. Anything outside E1, E2, E3, E8, E9 and E14.
