Electrics. If water is coming through or near a light fitting, a socket or the fuse board, switch the electricity off at the mains. Don't touch the light switch in that room.

Your own water. Turn your stop tap off, usually under the kitchen sink, clockwise, in case the leak is yours after all.

Contain. Bucket or bowl under the drip, towels round it, anything electrical off the floor.

If the ceiling is bulging or sagging: report it now to whoever is responsible for the building.

Photos. Photos and a video with the time showing, before anything is moved.

Getting the water stopped upstairs
The water is almost always from the flat above, and only someone in that flat, the building's manager or the council can turn it off. Work down this list until someone answers.
- The flat above. Knock, ring, phone if you have a number. Ask them to turn their stop tap off (under the kitchen sink, clockwise) and to check the bath, washing machine, toilet and any tank. They may be asleep and not know.
- Concierge, porter or managing agent. In a managed block there is a 24-hour number on the notice board by the entrance or in your lease pack. They can reach the flat above, and in many blocks they can isolate the riser that feeds it.
- Council tenants and leaseholders.
- Tower Hamlets: council housing repairs 020 7364 5015 (24-hour, seven-day service for emergencies). The council's general emergency out-of-hours line is 020 7364 7070.
- Hackney: 020 8356 3691, 24 hours a day, 7 days a week.
- Housing association tenants. Your association's out-of-hours line is in your tenancy pack. Tower Hamlets Council lists several associations' emergency numbers on its emergency contacts page.
- Private renters. Your landlord or letting agent's emergency number. If nobody answers and water is still coming, call us. You can send your landlord an approval link from our booking, or pay yourself. We can't promise they'll reimburse you.
- Nobody answers and water is pouring. WhatsApp us anyway. We can make your side safe and document it. We can't enter the flat above without the occupier, the managing agent or the council, and neither can any plumber. Call 999 only if someone is in immediate danger.
What NightPlumber does tonight
A named plumber comes to your flat. We find where it's coming through, make your side safe, and get the water off upstairs where we're given access, or work with the concierge or agent to isolate the riser where the building allows it. We don't touch your electrics: if water has reached them, keep them off until an electrician has checked. We photograph everything, timestamped, and you get a short report by 8am to send to the flat above, the freeholder, the managing agent or your insurer.
If the source is in the flat above and its occupier wants it fixed tonight, that is a separate visit and price for them, quoted the same way.

What we do at night, and what we don't
Tonight (8pm–8am)
Burst pipes and leaks. Blocked toilets, sinks and internal drains. Overflows and ball valves. Stopcocks that won't turn. No water. We find it, quote the fix on your phone, and with your yes stop the water and make safe. Callout first, work priced before it starts.
Tomorrow (quoted tonight, done by day)
Repairs beyond making safe: replacing the pipe, the tap, the cistern, the flexi. We photograph it, quote a fixed price on your phone, and you decide in daylight. Get a second opinion if you like.
Never at night
Gas and boilers. If you have no hot water or heating, we make the plumbing safe tonight and book a Gas Safe registered engineer for 8am. We never work on gas. External drain jetting. Anything outside E1, E2, E3, E8, E9 and E14.
